Questions we get asked

How far in advance do I need to book?

A few days' notice is usually enough, and we can often take a clean the next day if we have a slot free. Fridays and the last week of the month go first, because that is when checkouts stack up. Send us your checkout date and we will tell you straight away what we have left.

Can you clean at short notice or at the weekend?

Yes. We work Saturdays and Sundays, and we take same-day jobs when there is someone free. Short notice is normal in this trade. If your date is tight, ring us, because email is slower.

What's included in an end of tenancy clean?

Every room, from the top down. Kitchen units inside and out, oven, hob, extractor, fridge and freezer. Bathrooms descaled. Floors, skirtings, doors, switches, radiators, window frames, sills and the inside of the glass. Cupboards and wardrobes are done inside once they are empty, and we work through the same checkout list agents and inventory clerks go through.

Do you clean the oven?

Yes, and that includes the racks, the inner glass and the door. We take apart what comes apart and soak it, instead of wiping over the top of it. An oven nobody has touched for a year or two takes real time.

Are carpets included in an end of tenancy clean?

No, carpet cleaning is quoted separately, because it is a different machine and a different job. Plenty of tenants and agents book the two together so the carpets are done last and dry overnight.

Do I have to pay for a professional clean when my tenancy ends?

No. Under the Tenant Fees Act, a landlord or agent cannot require you to pay for a professional clean. What your agreement will ask is that you hand the property back in the condition it was in when you moved in, allowing for fair wear and tear. Arranging that is often easier than finding the day to do it yourself.

Do I need to be there while you clean?

No. Most of our end of tenancy work is done in empty flats and houses with nobody in, though if you would sooner let us in at the start and come back at the end, that suits us fine.

How do you get in if I've already moved out?

We collect keys from the letting agent branch. Or you leave them with a neighbour, in a key safe, or with the concierge. Agents we work with often just book us in, and we pick up and drop back without troubling the tenant. Whatever we are given goes back exactly where you tell us as soon as we finish.

Where will your cleaners park?

If the street is permit-only we need a visitor permit or a parking code from you. Without one, the parking has to go on the invoice, and we would sooner agree that with you beforehand than on the doorstep. We carry machines and water with us, so parking five streets away doesn't work.

How long does an end of tenancy clean take?

A one-bed flat is usually most of a day. A two or three-bed house is a full day. Anything bigger takes a team of two or three. Heavy limescale, a neglected oven and builders' dust all add hours. You get a time estimate with the quote.

Does the property have to be empty?

For an end of tenancy clean, yes. Furniture and belongings need to be out so we can get inside cupboards, behind doors and along the skirtings, though if a few items are staying we clean around and under them.

What if the agent says something's been missed?

Send us the list and we come back and re-clean those items free of charge. That is the 72-hour re-clean: the report has to reach us within 72 hours of us finishing, the property has to still be unoccupied, and no works can have been carried out since we left. We would far rather come back and finish it than argue over it.

What's the 72-hour re-clean guarantee?

If the landlord or letting agent reports a cleaning issue within 72 hours of us finishing, we return and re-clean the listed items free of charge. Two conditions: the property must still be unoccupied, and no works can have been carried out since we left. Tell us as soon as the report lands.

What cleaning products do you use, and are they safe around pets and children?

Standard professional products, rinsed off, with the rooms ventilated, so nothing is left sitting on a surface for someone to touch. In an occupied home, say the word when you book and we keep to low-odour products and leave the bleach out. On empty properties we use the stronger stuff on ovens and limescale, because that is what actually shifts it.

What's the difference between a deep clean and an end of tenancy clean?

A deep clean is a one-off reset of a home someone is living in: the jobs that get skipped all year, done properly, with the furniture still in place. An end of tenancy clean is the empty-property version, worked to the checkout standard an inventory clerk checks against. If you are moving out, it is the end of tenancy clean you want.

Do you clean after builders?

Yes. Dust comes first: ceilings, tops of doors, trickle vents and every ledge. Then a second pass, once the dust that was still hanging in the air has settled again. Paint and plaster specks come off glass, sanitaryware and floors, and new windows are cleaned inside.

Do you clean sofas and mattresses?

Yes: sofas, armchairs, dining chairs and mattresses, on the same extraction machine as the carpets and usually booked alongside a carpet clean. Fabric gets tested first, and leather is cleaned by hand, not wet-extracted.

Do you clean communal areas in blocks of flats?

Yes. Entrance halls, staircases, lifts, corridors, bin stores and bike stores, on a visit pattern that fits the building. We work for managing agents, freeholders and RMC and RTM directors on ongoing contracts, not one-off visits. Agnes walks the block with you first, and you get a written schedule of what is cleaned and when.

How often would you visit our block?

It depends on the block. Some need several visits a week, others far fewer. We set the pattern around the number of flats, the footfall through the front door and what the service charge allows. It is written down, so directors and residents can see what is covered.

Do you work with letting agents?

Yes. Agents' work is a big part of what we do, and we have been handling their checkouts across north-west London since 2001. If you manage a portfolio, we can pick keys up from the branch, drop them back and work to your own checkout list.

How do you work out a quote?

For a home, tell us the number of bedrooms and bathrooms, the address, whether it is empty and whether you want the carpets done. For blocks, after builders cleans and anything out of the ordinary, Agnes comes and looks at the property first. The price is agreed before we start, so nothing creeps onto the bill afterwards.

When do I pay?

Tenants and private customers pay on completion, by bank transfer or card. Letting and managing agents are invoiced, block contracts monthly, and either way you get a dated receipt or invoice worth keeping with your checkout paperwork.

What helps if my deposit is disputed?

A dated receipt or invoice for the clean, the list of what was actually cleaned, and your own photographs taken after we leave. Together those show the condition the property was handed back in. We cannot tell you how an adjudicator will decide, but we can make sure you have the paperwork to put in front of them.

Which areas do you cover?

Wembley, Harrow, Willesden and Cricklewood, Kilburn and Queen's Park, Ealing and Acton, and the neighbourhoods inside them: Sudbury, Alperton, Harrow Weald, Willesden Green and the rest. If you are not sure whether we reach you, ask.
