Agnes has been cleaning properties in this part of London since 2001. She answers the phone and books the work in. If a date will not work she tells you when you ring. There is no call centre.
That matters most on the days a check-out moves at short notice. One call and it is settled.
Turnaround, and keeping the void short
Give us the check-out date and we work to it. Where a tenant has left the property early we can often get in sooner, which shortens the void.
Most two and three bedroom properties are one day with a team of cleaners. Larger houses — or anything that has been let for years — can need two. We tell you which when you send the address and the bedroom count.
Keys collected and returned to the branch
We collect keys from your branch and sign for them. They stay with the cleaners on that job and come back to you the same day, unless you would rather we left them with the inventory clerk or passed them to a contractor going in after us.
Key safes work too, and so does meeting the tenant on site. Tell us the arrangement your branch uses and we follow it. If you close at five, say so, and we plan the day backwards from that.
A written checklist everyone can point to
Before we start you get the checklist for that property. Room by room: oven, hob and extractor, inside cupboards and wardrobes, internal windows and sills, skirting boards, doors and frames, limescale on taps and shower screens.
That checklist is the scope. Send it to the landlord and the tenant, and put it beside the check-out report so everyone is working off the same list.
At check-out the clerk compares the property against the record made at check-in. Our clean is written against a room-by-room scope, so you can see what was covered and on what date.
The 72 hour re-clean
If the landlord or letting agent reports a cleaning issue within 72 hours of us finishing, we come back and re-clean the listed items free of charge. Two conditions: the property has to still be unoccupied, and no works can have been carried out since we left.
We would rather drive back and sort it than leave the problem sitting with you.
Photographs on completion
Every job finishes with dated photographs, emailed to you with the invoice. Kitchen, bathrooms, appliances, floors and anything that was heavily marked when we arrived.
If the cleaning is questioned weeks later, the checklist, the invoice and the dated photographs are the record of the condition the property was left in. We keep our copies, so you can ask for them again.
Invoicing that suits a branch
We invoice the branch, the landlord or the tenant, whichever your system needs, and we put your property reference or purchase order number on the invoice so your accounts team can match it.
Where several properties come through in a month, they can go on one invoice rather than arriving one at a time. Every property is quoted and agreed before the date goes in the diary.

- After builders cleaning on a unit refurbished between tenancies: dust on top of doors and frames, paint marks on glass, residue on new floors.
- A one-off deep clean on a property that has been let for years and needs more than the usual scope.
We also hold communal cleaning contracts
Where a branch also manages blocks, that is often a different person in the office. Communal areas are the other main thing we do: stairwells, landings, lifts and lobbies, bin stores and entrance glass where it can be reached safely.
It runs on a set visit pattern with the same cleaners each time, and the same person you already have the number for. If blocks sit with a colleague, pass our details along. We are happy to quote a block and an end of tenancy job in the same week.

What to send us to get a property booked in
Email or phone it through and you will usually have a price and a date back the same working day.
- Property address and postcode
- Bedrooms, bathrooms and whether it is furnished
- The check-out appointment date and time
- Where the keys are and who holds them
- Whether carpets, upholstery or mattresses need doing
- Who the invoice goes to and any reference it needs
Frequently Asked Questions
Can you work to a check-out appointment time?
Yes. Send us the date and time and we finish before the clerk arrives. If the appointment moves, tell us as early as you can and we will move with it where the diary allows.
Who do you collect the keys from?
Usually your branch. We sign for them and they come back to you the same day. A key safe works too, and so does meeting the tenant on site or handing the keys to the inventory clerk.
Do you invoice the branch or the tenant?
Either, and the landlord too. Tell us who is paying and what reference the invoice needs. Where several properties come through in a month, they can go on one invoice.
What happens if the inventory clerk flags the cleaning?
Report it within 72 hours of us finishing and we return to re-clean the listed items free of charge, provided the property is still unoccupied and no works have been carried out since we left.
Does the property have to be empty?
Yes. We clean once the tenant has moved out. Furniture can stay in a furnished let, but their belongings need to be out, or we are cleaning around boxes.
Can you do the carpets at the same time?
Yes, and upholstery and mattresses in a furnished property. Mention it when you send the address so it is in the price and in the diary rather than added on the day.
Can you give references from other agents?
Yes. Ask Agnes for a couple of branches to ring and she will check they are happy to take the call first.
