Prices
Every property is different, so we price the job rather than the hour. Send us the postcode, the number of bedrooms and bathrooms, and a few photographs, and you will get a fixed price back. That price is what you pay.
Carpet, upholstery and mattress cleaning are priced separately and quoted at the same time, so nothing is added on the day.
Fixed per property, not by the hour
Our prices are set by the size of the property, not by how long we are inside it. You know the figure before anyone starts, and it doesn't move because the job ran an hour longer than we thought.
Hourly cleaning puts you and the cleaner on opposite sides. You want the work finished quickly. The cleaner has no reason to hurry. Somebody ends up watching the clock, and it is usually you. A fixed price takes all of that away. We stay until the work on the list is done, and the figure stays the same either way.
How the price is worked out
The size is counted in bedrooms, and the same basis covers end of tenancy cleaning, one-off deep cleaning and after-builders cleaning.
Whatever figure we give you is the whole clean. It is not a starting price you add things to. Carpet, upholstery and mattress cleaning sit outside it and are quoted by the room or the item, and block and communal work is priced separately — there is a note on that further down.
What is included as standard
Every clean covers the whole property, including the inside of everything that opens.
- The oven cleaned inside: racks, trays, door glass and the roof of the cavity
- Hob, extractor, fridge, freezer, microwave, dishwasher and washing machine, cleaned inside and out
- Inside cupboards, drawers and wardrobes, not only the fronts
- Windows cleaned internally, with frames, sills and tracks
- Limescale taken off taps, shower screens, tiles and toilets
- Skirting boards, doors, frames, switches, sockets and light fittings
- Kitchens and bathrooms cleaned down and sanitised
- Hard floors washed, carpets vacuumed
What is priced separately
Three things sit outside the standard price, because they need machines and drying time rather than cloths.
- Carpet cleaning, by hot water extraction, priced per room
- Upholstery: sofas, armchairs, dining chairs
- Mattress cleaning, priced per mattress
What actually changes a price
Size gives us the starting point. Condition decides the rest. Two identical two-bed flats can be most of a day apart.
- The state the property has been left in. One that has been kept on top of is a different job from one nobody has touched in a year.
- An oven that hasn't been cleaned in two years. That alone can be the longest single task in the house.
- Extra bathrooms. Bathrooms are slow rooms, and a second or third one adds more time than an extra bedroom does.
- Furnished or empty. Furniture has to be moved, worked around and cleaned under. An empty property is quicker.
- Heavy limescale, mould on sealant, grease up the kitchen walls and ceiling.
- Access. Third floor with no lift means carrying machines up and down.
How we quote
Send photographs. The kitchen, the bathrooms, the oven with the door open, and each room. Tell us the number of bedrooms and bathrooms, whether it is furnished or empty, and the date you need it done. We price it from what we can see.
Agnes prices the work herself. You are not going through a call centre, and the person giving you the figure is the person who runs the cleaning.
What we quote is what you pay. We are not going to turn up, walk round and revise it. The only time a price changes is when the property and the photographs are genuinely different things — a room that wasn't in the pictures, a double oven described as a single — and then we speak to you before we start, not after we finish.
Why a cheaper quote often isn't cheaper
There is a way of quoting in this trade you should know about. A low price gets agreed on the phone. The cleaner arrives, opens the oven and says the oven is extra. Then the carpets are extra. Then the internal windows, then the inside of the wardrobes, which were never included. By the time the keys go back the bill can have caught up with the honest quote you turned down, and the argument lands on the day you are moving.
We are not pointing at anyone, and it isn't everybody. But if one quote sits well under the others, ask a single question: is the oven included, cleaned inside, at that price? The answer often explains most of the difference.
The other half of it is the work. A clean that skips the oven, the window tracks and the inside of the cupboards leaves the obvious things for somebody else to find. Then it gets paid for twice.
If something is flagged in the first 72 hours
If the landlord or letting agent reports a cleaning issue within 72 hours of us finishing, we come back and re-clean the items listed, free of charge. Two conditions go with that, and they are the only two. The property has to still be unoccupied, and no works can have been carried out since we left. Once someone has moved in, or a trade has been through, we can't tell our work from theirs.

You get a dated receipt for the clean, and we can take photographs on the day for you to keep. Together they are a record of the condition you left the property in. What that is worth in a deposit dispute is for the scheme's adjudicator to decide, not for us to promise.
Block and communal cleaning
Block work is priced on its own, because no two blocks are the same. A six-flat conversion with one hallway and a bin store is nothing like forty units with two lifts, a bike store and a car park. This is communal-area work for blocks and managed buildings, not a cleaner for inside individual flats.
Send us your specification and how often the communal areas need visiting, and we will price it line by line against what is written, so you can set it beside what you are paying now. If there is no specification, we will walk the block, write one and quote against that instead. We have been cleaning in north-west London since 2001, communal areas included.

Do you charge by the hour?
No. Prices are fixed by the size of the property, so nobody is watching a clock. We stay until the work on the list is finished.
Is the quote a fixed price or a starting price?
Fixed. Once we have seen photographs and priced the job, that is the figure. If the property turns out to be a different thing from the pictures, we come back to you before any work starts rather than adding to the bill at the end.
Is the oven really included?
Yes, cleaned inside, with the racks, trays, door glass and the roof of the cavity. The hob, extractor and the other appliances are included too. None of it is a separate line on our price.
Do you charge more for a furnished property?
Usually, yes, because furniture has to be moved and cleaned around and under. An empty property is quicker. Tell us which it is when you send the photographs and it will be in the price you are given.
Are carpets included in the clean?
Vacuuming is. Machine cleaning is priced separately, per room, along with upholstery and mattresses. Tell us which rooms and we will quote it with the clean so it is one visit and one figure.
Can you price a block of flats from a specification?
That is how we prefer to do it. Send the specification and how often the communal areas need visiting and we will price it against each line. No specification, and we will walk the block, write one and quote on that.
